The wellbeing of this investment has to be inspected as a structure from many angles, such as safety of the home and structure and systems health. With that key components are to be inspected for safety and worthiness of functionality.
*Roof- What condition is it in and is it doing what it should be doing, are all stacks and vents in place, are the gutters working, is the garage safe.
*Exterior of home- Is it in place, with nothing loose or missing, is the grade proper, are all walks and driveways in good shape, are trees or vegetation causing problems.
*Electrical- What condition is the electrical wiring in, service panel and breakers are they in good condition, receptacle and switches are they working, are there GRCI’s in the right places of the dwelling, are all the fans working, is your wiring copper or aluminum.
*Plumbing- Is it vented properly, do all toilets flush and are they loose and not cracked, do all tubs, sinks and showers, hot water tank function properly and not leaking, do they drain properly, over all, what condition are all plumbing fixtures in.
*Heat Ventilation Air Conditioning (HVAC)- How old is the furnace what condition is the heat exchanger in, over all, are there any leaks, are the gases vented properly, are heat vents and return vents in place.
*Interior- What condition are the walls and flooring in, are they stained, bowing, cracked, smelly, repaired. Do all the windows and doors function properly, are they healthy. All wall studs, beams, all joists still in place and have not been altered, in any way
*Renovations-Has there been any renovation or permits applied to the dwelling, since it had been built.
*As you can see, this is an example of just a few key questions and need to be inspected areas of a dwelling that has to be observed by a qualified professional.
